The problem
Clients ask “what will I actually net?” and “can I afford this?” early, and the answer depends on transfer and recordation taxes that differ across Maryland counties, Baltimore City and DC.
What I built
- Seller net sheet: payoff, a commission the seller enters, concessions, other costs, and Maryland county, Baltimore City or DC transfer and recordation taxes with the usual who-pays split.
- Mortgage payment with taxes, insurance, HOA and mortgage insurance, side by side with rent, and a rent-versus-buy calculator where the user enters every assumption.
- Tax rates live in one file with their sources, and tests check the math against the worked examples in my published guides.
- Everything runs in the browser. Nothing a visitor enters is saved.
